Get Pre-Approved For Your Mortgage:
If you really want to maximize your home buying experience, get pre-approved!  Getting pre-approved
will you save yourself the grief of looking at houses you can't afford and put you in a better position to
make a serious offer when you do find the right house. Not to be confused with pre-qualification,
which is based on a cursory review of your finances, pre-approval from a lender is based on your
actual income, debt and credit history.

Using a Professional Sales Agent Will Cost You Nothing:
Most Buyers are unaware that the seller of a listed property has committed to pay a Buyer agent
commission.  
This is like working with a  No Commission Real Estate Agent, because the seller is
paying me to work for you.
 So even though the Internet gives buyers unprecedented access to home
listings, you'd be foolish not to enlist the help of an agent. Look for an exclusive buyer agent, if
possible, who will have your interests at heart and can help you with strategies during the
negotiating process.

Hire a Professional Home Inspector:        
Sure, your lender will require a home appraisal anyway. But that's just the bank's way of determining
whether the house is worth the price you've agreed to pay. Separately, you should hire your own
home inspector
.  His or her job will be to point out potential problems that could require costly
repairs down the road.

Read A Copy of The State Approved Real Estate Purchase Agreement:
Read a copy of the State Approved Real Estate Purchase Agreement.  This will familiarize you with
the terms and the areas covered in the agreement.  You can also talk to your agent about questions
you have about your possible offer prior to filling out the offer.

Interview Your Sales Agent:
Make sure your Sales Agent is someone that you like and can communicate well with.  Your agent
should fully understand your wants and needs when it comes to the property you are purchasing.  
And do not sign an exclusive Buyer Agent Agreement for longer than 3 months, as you do not want to
be stuck working with someone who you decide you don't work well with.
